REPAIRS THROUGH OUR LICENSED CONTRACTOR

The punch list does not have to be a second phone call.

The little fixes that pile up between tenants or before a move. We handle the punch list so you are not chasing three different people to get a place ready.

Handyman and small repair work is performed by the licensed contractor we subcontract, and we coordinate the schedule, the access, and the documentation alongside the clean. You keep one point of contact, one schedule, and one written quote.

Every repair job is quoted for exactly what it needs, in writing, before any work happens. If we run into something we did not expect, you hear about it from us before it turns into a bigger number.

What we take on

PER PROJECT
  • Drywall patching and paint touch-ups
  • Doors, hardware, blinds, and fixtures
  • Fence repair and small builds
  • Punch list work paired with a move-out or turnover clean
  • Written quote up front, no surprises at the end

Pair repairs with a turnover clean and the whole unit is handled in one schedule, with one invoice.

COMMON QUESTIONS

How the repair side works.

Who actually performs the repairs?

The licensed contractor we subcontract. We coordinate the schedule, the access, and the documentation, and we stay accountable to you for the outcome.

How is repair work priced?

Per project, quoted in writing before work starts. Cleaning is billed separately at $55 per hour with a four hour minimum. See pricing.

Can repairs happen during the clean?

Usually yes, and that is the point. One visit window, one set of access instructions, one invoice, and the unit is ready when we leave.

What if the damage is bigger than expected?

You hear about it from us before anything changes, with photos. Nothing gets added to an invoice you did not approve first.

Send us the punch list and we will price it.

A photo of the wall, the door, or the fence is usually enough to start. You get a written quote before anyone picks up a tool.
